When it comes to real estate - experience counts.
The sale and purchase of a property has ever become more complicated throughout the years and there are simply a zillion costly mistakes that can be made if you don't know any better. Having "been there", "done that" "learned this" and knowing how to "solve that" can mean literally thousands of dollars in or out-of your pocket.

Additionally, the hud home buying and bidding process is quite different from the "main stream" house purchase. Thus only a handful of agents truly "specialize" in hud home sales due to the rules, reg's and procedures that the government lays down. HUD's own statistics show less than 5% of all agents have ever sold a hud in their entire real estate career and less than 2% has sold two.
