SERVICE (MLS) A Multiple Listing Service is a co-operative system for collecting and organizing information on available properties for sale in a given area. Such information is shared by its members who agree to cooperate with each other and to abide by certain operating procedures and bylaws. This service enables buyers to have a vast selection of homes to consider from one source, while sellers benefit from having their property exposed to a large network of real estate professionals and their clients. Most brokers in the Lakeland - Winter Haven area are members of the Mid-Florida Regional Multiple Listing Service (MFRMLS), a large coop consisting of seven local REALTORŪ Associations throughout central Florida. More that 1,870 companies with approximately 8,219 licensed sales professionals currently belong to this independent members only association. Participating members agree to input all their listings, share data and offer a "co-broke" compensation fee to other affiliates who produce a buyer and close a sale. In addition to its primary function of maintaining a comprehensive database on thousands of properties (currently available in an electronic format), MFRMLS provides various legal forms, publications, reports, training and other services for its REALTORŪ members. The "multiple" also maintains an electronic keybox system, which allows easy access to listings by authorized agents. Other benefits include an array of computerized services to assist with property searches, financial analysis, communications between offices, sales history data and access to data on property taxes and other information. Additionally, MLS listed properties today are automatically added to the nationwide www.Realtor.com website allowing the public at large to search for and review basic information on the homes for sale within the local MLS coop of participating brokers. This benefits both home sellers and home buyers as its estimated that currently over 70% of todays home buyers seek real estate information on the internet before purchasing a home. While there are thousands of "homes for sale" websites, Realtor.com is by far the most widely known and visited real estate "portal" site on the internet today. The true power of the MLS is its ability to "match"
buyer needs with available properties for sale. It works! In fact, it works so well...
that over 90% of all homes for sale that sell were listed in the MLS system.
