What you can 'Expect To Find ' for your hard earned $$$'s

I'm not sure what your hoping to find, but here's what our real estate market offers...

What makes the "re-sale" real estate market so unique is the price versus blend of
a homes; condition, age, bedrooms/baths, size, amenities and of course...  location.
 
Change just one, and something "else" has to 'give' to stay in the same price range.

Market pricing is determined by what past buyers have paid and today's buyers are willing to spend. By viewing what other buyers have "cherry picked" and negotiated nose to nose on, you should be able to get a pretty good "feel" for how much home you are likely to find in our current real estate market for any particular price range. 

In General:  Here's what to expect...

$60,000 to $80,000  Quick Take:  In the 60's  typically expect about 1,000 to 1,200 s/f. for
concrete block homes. Some older 1920's era 'bungalow' frame homes may run larger. Two
to three bedrooms with One or 1 & 1/2 baths are common as well as carports only. Most are well over 20 yrs old. The $70's range your likely to find block homes 1,150 to 1,300, maybe
some 2 baths and a single car garage. Four bedrooms and pools are rare. No New Homes.

$80,000 to $100,000  Quick Take:  Homes in this category "on average" will be under 1,500 sq. ft. in total living area, very few Four Bedrooms, few pools and 15 to 40 years in age. In the 80's you'll find 1,200 to 1,400 and in the 90's around 1,300 to 1,500.  The "older" the home, generally the larger you will find. New Home track builder's 2 bedrooms start in the high $90's.

$100,000 to $150,000  Quick Take:   Homes here expect to find 1,500 to 1,900 s.f. living and
a sprinkling of four bedrooms. Pools are found in only about 25% of available listings and those will likely lean towards the lower range in square footage. Age's will range from 8 to 20 years. New Home construction for a modest 3/2 1,300 s/f home typically begins around $105,000.

$150,000 to $200,000  Quick Take:   Here you'll find Four Bedrooms available in about 50% of the listings and roughly 50% will have screen enclosed swimming pools. Sizes in re-sales are now up between 1,900 to 2,400 s/f and somewhat newer from 5 to 12 years in age. Many builders offer New homes with four bedrooms stretching over the 2,000 s/f mark, but not with pools in the lower and mid priced homes in this range. You can expect few Gated communities but extremely nice subdivisions in both the north and south areas of town.

$200,000 to $300,000  Quick Take:   Over $200k you'll find typically 2,400 to 3,500 s/f with almost 70% of them having pools. Most (80%) are four bedrooms with eat-in kitchens and possibly a den or office. Age's in the re-sale market are likely to be between 2 and 10 yrs old.
Some "gated" communities and possibly a few with 3 car garages and some with 3+ baths in  newer style homes.

Over $300,000   Quick Take:  Re-sales here are newer homes from 1 yr to 7 years old and typically exceed 3,500 s/f in size. Most all are at least four bedrooms with some five and even six bedrooms found occasionally. Over 80% will have screened pool/ patio dining areas, high volume ceilings and lots of extras. Gated communities are common in the "elite" areas of town.

Over $400,000?  Few re-sales to choose from.   Mostly custom New Home construction or
re-sales in the extreme prestige areas of the community. Age can span from the early 1900's to brand new. There's No link. But if you want a list - email me or call me at 863-640-6699.
